Concrete for Town and Country Lots

Mundy Township's motto is "Where Town and Country Shake Hands," and concrete contractors working here see exactly that mix. The township covers about 36.1 square miles south and southwest of Flint, with subdivisions near the city and US 23 and larger rural parcels farther out. It has grown steadily for six decades: 5,004 residents in 1960, 10,786 in 1980, 12,191 in 2000 and 15,281 in 2020. That growth brought a wide spread of concrete ages, from 1960s driveways that need full replacement to newer homes adding patios and garage slabs.

Two kinds of jobs

In the subdivisions, we mostly replace driveways, pour new or larger patios, rebuild front walks and steps, and fix garage floors that have cracked or settled. On country lots the work is usually bigger and simpler in shape: a long driveway apron, a pad for a detached garage or pole barn, or a shop floor. Those slabs need more thickness where trucks and equipment will sit, a well-compacted base, and joints spaced for a large floor so cracking stays controlled.

Lake Fenton and the south end

Long Lake, now Lake Fenton, lies in the southern part of the township. Lake lots often have tight access, slopes toward the water and softer soil near the shore. We plan delivery, sometimes with a pump, set grade so runoff does not carry toward the lake, and avoid pouring over soft or saturated ground. Farther north, around Rankin, where the township offices and Rankin Elementary School are, the lots are more typical suburban parcels.

Roads and big changes

US 23 has an exit on Grand Blanc Road near Rankin, and roads like Jennings, Linden, Baldwin, Elms, Maple, Hill and Torrey run through the township. Part of the survey area between Jennings and Torrey roads was annexed by the City of Flint for Bishop International Airport. In 2023 the state marketed a site of roughly 1,000 acres in the township for advanced manufacturing; a planned chip plant there was cancelled in July 2025. Whatever comes next on that land, most of the township is still homes, farms and small businesses, and that is where most of our work happens.

Permits and road approvals

Mundy is a charter township with its own building department. Most roads in the township are county roads, so a new or widened drive approach may also need Genesee County Road Commission approval. We check both before we schedule, so the approach does not have to be torn out later.

Mundy Township Questions

How thick should a pole barn or garage slab be?

It depends on what will sit on it. A typical garage floor is thinner than a slab that will carry a loaded truck, trailer or heavy equipment. We size thickness and reinforcement for your use and lay out joints for the full floor.

Can you pour on a lake lot near Lake Fenton?

Yes. We plan access, often with a pump, check soil near the shore, and grade the slab so runoff is not sent toward the lake.

Do I need county approval for a new driveway approach?

Most Mundy Township roads are county roads, so a new or widened approach usually needs Genesee County Road Commission approval along with any township permit. We confirm what applies.
