Concrete Work for Davison's Compact Neighborhoods

Davison is a small, tightly built city east of Flint, and concrete contractors working here spend a lot of time on narrow lots and older houses. The city covers just 1.98 square miles, all of it land, and the 2020 census counted 5,143 people and 2,610 housing units, a density of about 2,589 people per square mile. Davison was incorporated as a village on May 20, 1889, and became a city on December 5, 1938. With that much history in a small footprint, most driveways and walks here have been poured, patched and repoured more than once.

A railroad and mill town

The Chicago and Lake Huron Railroad was completed through the settlement in 1871, the same year the first sawmill in the township was built. A cheese factory and flouring mill followed in 1873. On April 30, 1894, a stretch of downtown known as "Rotten Row" burned. The town that grew around the depot laid out small lots close to Main Street, and many homes near the center still have single-car drives, detached garages at the back of the lot, and front steps right at the sidewalk.

Those layouts bring specific jobs: a drive that runs the length of a narrow side yard, a slab for a detached garage that has cracked into pieces, and a stoop that has settled away from the front door. On small lots we plan access carefully, since a truck may not be able to reach the back of the lot and we may need to pump or wheel the concrete in.

Black Creek runs through town

Black Creek begins at Potter Lake in Davison Township and flows through the city before joining Kearsley Creek near the township's western border. Yards that slope toward the creek or its drains can stay wet in spring, and saturated soil under a slab is what lets it sink. On those lots we dig out soft material, add compacted stone and set grade so water moves off the concrete instead of soaking under it.

When the population peaked

Davison had 3,761 residents in 1960, 5,259 in 1970 and 6,087 in 1980, its highest count. Houses built in that stretch now have concrete that is 45 to 65 years old. On many of them the front walk has heaved at a tree root, the garage floor has a crack across the middle, and the driveway surface has scaled where salt sat through the winter. Partial replacement can work when the base is sound. When panels are moving, a full tear-out with a new base is usually the better use of money.

City and township

The city sits inside Davison Township's survey area but is governed separately. Permits for work in the city come from the City of Davison, while township addresses go to the township. We check which applies and handle it as part of the job. Our Davison work covers driveways, patios, stamped concrete, walks and steps, garage and shed slabs, and concrete repair. Davison Questions

Can you pour a garage slab at the back of a narrow Davison lot?

Yes. If a truck cannot reach, we pump the concrete or move it in with buggies, and we protect the lawn and existing drive along the way.

My front walk heaved near a tree. Can you fix just that section?

Usually. We remove the raised panels, address the root issue where we can without harming the tree, rebuild the base and pour new sections that line up with the rest of the walk.

Is my address in the city or the township?

The City of Davison is a separate government from Davison Township, though both use Davison addresses. Your tax bill shows which one you are in. We confirm it before we apply for anything.
