Concrete Across Genesee Township

Genesee Township borders Flint on the northeast, and concrete contractors here work across a mix of suburban streets, larger rural lots and properties along the township's creeks. The township covers about 30.4 square miles, roughly 1 square mile of it water, and had 20,581 residents in the 2020 census, down from 24,125 in 2000. In 2000 it had 9,936 housing units. Owners here ask for everything from a new driveway on a suburban lot to a long rural drive apron or a slab for a pole barn or detached garage.

Three main streams

The township's main streams are the Flint River, Kearsley Creek and Butternut Creek, with Stanley Creek and Bray Brook as smaller ones. A full 3.26 percent of the township is water. Properties near these streams often have lower spots that stay wet in spring, and some sit on softer ground. Wet soil under a slab is weak soil. On those lots we check the subgrade before we commit to a design, dig out soft material, build up a compacted base and set grade so water moves away from the concrete.

Suburban and rural work

In the more built-up areas near Flint and along Dort Highway (M-54) and I-475, most of our work is driveway replacement, patios, front walks and steps on homes from the postwar decades. On larger lots farther out, we pour outbuilding slabs, shop floors and longer drives. Those larger slabs need thicker sections where vehicles and equipment will sit, reinforcement where it helps, and joints laid out so cracks stay controlled across a wide floor.

A township with deep history

Luman Beach and Addison Stewart were the earliest settlers, arriving in 1833, and the township held its organizational meeting on April 2, 1838, in the Cold Water settlement. Geneseeville was platted in 1858. In 1955 the western third of the township was split off to form Mount Morris Township. Today the community of Genesee is home to Crossroads Village and the Huckleberry Railroad, and the Everett A. Cummings Center, built in 1968, is the permanent home of the Genesee County Fair.

Water and roads

On November 27, 2017, the township began receiving water from the Karegnondi Water Authority pipeline. Many township roads are county roads, so a new or widened drive approach may need county road approval as well as any township permit. We check both before we schedule. Our work here includes driveways, patios, stamped concrete, walks and steps, garage, shed and pole barn slabs, and concrete repair. Call (810) 428-0447 to book a visit.

Genesee Township Questions

Can you pour a slab for a pole barn or detached garage?

Yes. We size the thickness for what will sit on it, prepare a compacted base, and lay out joints for a wide floor. We also check whether the township needs a permit for the building and slab.

My property is near Kearsley Creek. Will that affect a new driveway?

It can. Lower, wetter ground needs a deeper, well-compacted base and good grading. We check the soil before we design the driveway.

Who approves a new drive approach on a county road?

Approaches on county roads typically need approval from the Genesee County Road Commission, in addition to anything the township requires. We confirm what applies to your road.
