Concrete Work in Beecher

Beecher is an unincorporated community just north of Flint, in Mount Morris and Genesee townships, and concrete contractors working here deal with a neighborhood shaped by one night in 1953. On Monday, June 8, 1953, at about 8:30 p.m., a tornado touched down near West Coldwater and North Linden roads and tracked across Beecher. It killed 116 people, injured 844, and destroyed 340 houses, with the worst damage between Clio Road and North Dort Highway. It is still the deadliest tornado in Michigan history.

Rebuilt in the 1950s

Wherever a house went up or was rebuilt after the storm, its first driveway, walk and stoop are now around 70 years old, and many have been patched or partly replaced since. Concrete that old was often poured thinner than we would pour today and without air entrainment, so the surface tends to scale and flake after decades of freeze and thaw. We see a lot of front steps that have settled, walks broken by tree roots, and driveways cracked across the apron.

A dense, mostly urban area

Beecher is a census-designated place covering about 5.9 square miles, almost all land, and 99.5 percent of residents lived in urban areas in 2020. The population was 12,793 in 2000 and 8,840 in 2020, and 17.3 percent of its 4,091 housing units were vacant. That vacancy rate matters for concrete: a house that sits empty through a few winters usually has the worst walks and steps on the block. If you have bought or are fixing up a home here, we can tell you what needs to be replaced right away and what can wait.

Water, sewer and old wells

Beecher's water and sewer district, formed in 1938, provides water and sewer service to about 4,500 homes and draws from underground wells. When we replace a driveway or walk, we locate curb boxes, cleanouts and service lines first so they stay accessible and are not buried under new concrete.

Roads and permits

Interstate 475 turns west through Beecher between Flint and Mount Morris, and North Dort Highway (M-54) and Clio Road are the main north-south roads. Because Beecher is not its own city, permits come from Mount Morris Township or Genesee Township, depending on which side your address falls on, and approaches on county roads go through the Genesee County Road Commission. We confirm which applies before we schedule. Our Beecher work covers driveways, patios, walks and steps, garage and shed slabs, and concrete repair. Call (810) 428-0447 to book a visit.

Beecher Questions

Who issues permits in Beecher?

Beecher is unincorporated, so permits come from Mount Morris Township or Genesee Township depending on your address. We check which one applies.

My front steps have pulled away from the house. Can they be fixed?

Often they need to be replaced. We remove the old steps, check the footing and soil underneath, and pour new steps tied properly to a solid base.

Can you work around my water shutoff and cleanout?

Yes. We locate curb boxes, cleanouts and service lines before we start and keep them accessible in the new concrete.
