Concrete Work in Montrose

Montrose is a small city in northwest Genesee County, and our concrete contractors serve it along with the surrounding Montrose Township. The city covers just under one square mile, all land, and had 1,743 residents and 747 housing units in the 2020 census. Seymour W. Ensign became the first settler in 1842, the village was incorporated in 1899, and Montrose became a city in 1980. The town grew most between 1940 and 1970, from 675 people to 1,789, so many homes and much of the concrete date from that stretch.

Mid-century homes, aging concrete

Houses from the 1940s through the 1960s tend to have single- or two-car driveways, short front walks and stoops, and detached or small attached garages. After 60 to 80 winters, that concrete is often scaled, cracked and settled. Earlier pours were usually thinner and made without air entrainment, so the surface breaks down faster under salt and freeze. We look at each piece on site and tell you which can be repaired and which should be replaced.

Main Street and M-57

M-57 runs east and west through the city as Main Street. Homes and businesses along it see heavy plowing and road salt every winter, which is hard on aprons and walks near the road. For any drive approach that ties into M-57, which is a state highway, the approach may need state approval as well as anything the city requires, and we check before we schedule.

Low ground on the west side of the county

Montrose sits at about 673 feet, roughly 75 feet lower than Flint. Lower, flatter ground drains slowly, so every patio and walk we pour gets slope set carefully, and we make sure downspouts and sump lines empty away from new concrete. If we find soft subgrade under failing concrete, we replace it with compacted stone before we pour.

Orchards, festival and water

Montrose Orchards and the Montrose Historical and Telephone Pioneer Museum are local landmarks, and the Montrose Blueberry Festival marked its 50th year in 2021. Since November 27, 2017, the city has received water from the Karegnondi Water Authority pipeline. If utility work has cut through your drive or walk, we can replace the patch cleanly. Our Montrose work covers driveways, patios, walks and steps, garage and shed slabs, and concrete repair. Call (810) 428-0447 to book a visit.

My driveway meets M-57. Is there anything special about that?

M-57 is a state highway, so work at the approach may need state approval along with any city permit. We check before we schedule.

Yes. We remove the old stoop, check the footing and soil, and pour a new one sized to the door and walk.
