Concrete for a Small City with Old Roots

Clio is one of the smallest cities in our service area, and that shapes the work concrete contractors do here. The city covers about 1.12 square miles inside Vienna Township and had 2,525 residents and 1,305 housing units in the 2020 census. It was settled in 1837, got a Pere Marquette Railroad station in 1861, took the name Clio in 1866, became a village in 1873 and a city in 1928. Most of the town grew up around the station, which means compact lots, older homes and concrete that has been in the ground for a long time.

Steady, not sudden, growth

Unlike the suburbs that boomed after the war, Clio grew gradually: 1,256 people in 1920, 1,711 in 1940, 2,212 in 1960 and 2,669 in 1980. Houses in town come from many different decades, often side by side. On one block we might replace a 1920s porch stoop, and next door pour a new two-car drive for a 1970s ranch. That variety is why we look at each property on its own and do not assume what is under the concrete until we have seen it.

Working on small lots

On compact lots the challenges are practical. Driveways often run close to the property line, garages may be detached at the back of the lot, and front steps sit right at the public walk. We plan concrete delivery so the truck can reach without damaging a neighbor's yard, use a pump or buggies when we have to, and form carefully along lot lines and foundations. Where a new drive or walk ties into the public sidewalk, we check with the city on what is required.

Freeze, thaw and drainage

Clio sits at about 719 feet, a bit lower than Flint, and shares the same long winters. Concrete in town fails the way it does across Genesee County: water gets into cracks and joints, freezes and pushes the surface apart, and salt speeds it along. We pour exterior work with air-entrained concrete, set slope so water runs off, and cut joints at the right spacing and depth. For older slabs that have only surface scaling and a sound base, we will tell you if a section repair is enough.

City services and water

Clio's water is handled through the Genesee County Drain Commission Water and Waste Division, and the city began receiving Karegnondi Water Authority pipeline water on November 27, 2017. Fire service comes from the Clio Area Fire Authority, which also covers Thetford and Vienna townships. For homeowners just outside the city in Vienna Township, permits come from the township rather than the city, and we sort that out before we schedule.

Clio Questions

Can you work on a narrow Clio lot without damaging my neighbor's yard?

Yes. We plan truck access ahead of time, use a pump or buggies when needed, and protect lawns and existing concrete along the route.

My house is just outside Clio. Who issues the permit?

If you are outside the city limits in Vienna Township, the township handles permits. Inside the city, it is the City of Clio. We check before we schedule.

Do I need to replace a whole walk if only part is cracked?

Not always. If the base is sound and the rest of the walk is level, we can replace just the failed sections and match the joints and finish.
